Land leases are secure site agreements, where you own your home but lease the land it’s built on. Land lease agreements are protected by the Residential Land Lease Act in your state.
Is a land lease a secure investment?
Yes. Because the owners and operators of Sunrise Lifestyle Resort must comply with all government legislation under the Residential Land Lease Act, your investment is 100% secure.
Is Sunrise Lifestyle Resort authorised under The Local Government Act?
Yes. Sunrise Lifestyle Resort is approved as a long-term residential site under local government regulations.
What happens if Sunrise Lifestyle Resort is sold to different owners?
Your agreement cannot be terminated without your consent. Even in the unlikely event that Sunrise Lifestyle Resort is sold to another organisation, your investment is still fully protected by local government regulations and the Residential Land Lease Act.
What land-based fees am I responsible for living at Sunrise Lifestyle Resort?
With a land lease (secure site agreement) you pay zero land-based fees. No water rates, strata or body corporate.
Will I pay stamp duty on my new home?
No. There is no Stamp Duty payable on your purchase.
What fees and charges will I be responsible for?
At Sunrise Lifestyle Resort, homeowners are responsible for their site fees, electricity, gas and water usage and user pay services such as internet or cable television.
Am I eligible for rental assistance from the government?

What age do I need to be to in order to move into Sunrise Lifestyle Resort?
Sunrise Lifestyle Resort has been designed specifically for the over 55s.
What is the application process for Sunrise Lifestyle Resort?
When applying to purchase a home, new residents will be interviewed by a Sunrise sales associate. Police checks will be conducted and agreements stating that you understand all community rules will need to be signed.
What if I decide to sell my home?
Should you, or your family, decide to sell your home, you may do so through private sale, licenced real estate agent, or through Sunrise’s sales department.
If I sell, does Sunrise Lifestyle Resort participate in sharing profit from the sale.
Never. When a home is sold at Sunrise Lifestyle Resort, 100% of capital gains are retained by the seller.
If I do sell my home, will I be charged an exit fee?
No. Sunrise Lifestyle Resort does not charge exit fees, or “deferred management fees”.
Am I able to leave my home to loved ones?
Yes. The home is yours. So leaving it to loved ones is always an option at Sunrise Lifestyle Resort.
Can friends or family stay with me?
Yes. Short stay guests are always welcome. No visitor fees apply.
Are pets allowed at Sunrise Lifestyle Resort?
One small animal per household, like a dog or cat, is permitted at Sunrise Lifestyle Resort.
Are there any restrictions on the use of common facilities?
Homeowners and their guests are welcome to unrestricted use of all common facilities during their posted hours of operation. Children must be accompanied and supervised at all times and Homeowners are responsible for their guests and must accompany them when using the community amenities.
What is the parking situation at Sunrise Lifestyle Resort?
All vehicles, whether belonging to the homeowner or visitors, must be parked on the driveway at all times. Vehicles must not be parked on, or encroach community roads. There are also designated visitor car spaces available.
Am I able to work on my car or motorbike on the driveway?
While washing your car or motorbike is allowed on the driveway, vehicle maintenance is not permitted to be carried out within the community.
At Sunrise Lifestyle Resort, are there restrictions on the style of house I can build?
All homes must be constructed by approved Sunrise Lifestyle Resort builders to ensure the community retains a pleasing aesthetic throughout. Several choices are available to choose from
Am I able to make additions or alterations to my home?
Your complete architecturally designed home package contains a wide range of inclusions which will satisfy the most discerning home buyer and complies with applicable local and state government regulations. Additional alterations may be possible after occupation but must be applied for and approved in writing by the Community Operator to ensure they meet government regulations and community standards. Alterations to front facades are not permitted.
How is mail delivered at Sunrise Lifestyle Resort?
Mail is delivered to your own private mailbox housed in a central location
Can I move someone else into my home?
Only those listed as occupants on the Residential Site Agreement are permitted to live in the home. Consent from the the Community Operator, and an amendment to the Site Agreement is required before additional occupants can be moved into the home.
Are pushbikes allowed at Sunrise Lifestyle Resort?
Yes. Pushbikes are allowed at Sunrise, however skateboards and rollerblades are not permitted. In line with RMS requirements, helmets must be worn at all times. Children on pushbikes must always be accompanied by an adult.
Is my caravan or boat welcome at Sunrise Lifestyle Resort?
Yes. Storage for boats and caravans is available at Sunrise Lifestyle Resort subject to availability. We are constructing a large storage area but the quicker you purchase at the community the more likely that spots will be available
Is Sunrise Lifestyle Resort a Gated Community?
Yes. The community is fully fenced and gated. Front gates will remain open during the day but will be closed overnight for security. Residents will be supplied with gate openers and will be able to remotely open the gates from their homes for guests when required.
